Each shop carries an additional loft, which is included in the total carpet figure below. Shop 1 and Shop 4 are the larger corner units at 403 sq ft total carpet; Shops 2 and 3 are 288 sq ft. Frontage faces the service road, with the project’s car parking and the residential lobby behind, so footfall comes from both the highway and the 56 households upstairs.

P52100049617. Verify the registration, sanctioned plans and declared completion date yourself at maharera.maharashtra.gov.in before you pay anything. Note that the commercial cost sheet we hold prints the number with an "A" prefix — that appears to be a typographical error in the developer's sheet; the brochure and the portal both show "P".
800 to 840 sq ft depending on the unit. That figure is RERA carpet plus balcony, which is the basis the developer's cost sheet prices on and the number quoted across listing sites. Broken down, RERA carpet alone is 636 to 678 sq ft and the balcony adds a further 140 to 179 sq ft. Every unit is listed individually with both figures in the configuration table above.
Agreement cost runs from roughly ₹75.1 lakh to ₹80.0 lakh by unit. Add 7% stamp duty, 5% GST and ₹32,000 registration, and the all-in figure is approximately ₹84.5 lakh to ₹89.9 lakh. Common maintenance of about ₹80,000 covering roughly 24 months is payable separately at possession.

The site fronts the Pune–Bangalore Highway. Sinhgad Road is 1.5 km, Kothrud 2 km, Bavdhan 3 km, Kothrud Bus Depot 3 km, Deccan 6 km, Swargate 7 km and Hinjewadi 14 km, per the developer's stated distances.
Four shops sit on the ground floor with highway frontage, from 230 to 322 sq ft carpet plus a 58 to 81 sq ft loft. We are not publishing shop prices because the rate card we hold expired in September 2025 and contains a pricing error on two of the four units. Ask us and we will confirm the current rate with Royal Properties and send it to you in writing.
Commercial units attract GST at 12%, against 5% on the residential flats in the same building — that gap surprises a lot of first-time commercial buyers. Stamp duty is 7% on both. Registration on the shops is ₹30,000, legal fees of ₹15,000 are payable at agreement, and the booking amount is ₹2,00,000.

If you would rather use your own bank, that is your right, but note the developer applies a ₹30,000 administration charge for loans arranged outside their panel. We will coordinate either route and we do not lend, underwrite or collect EMIs ourselves.
No. We are compensated by the developer once a transaction is registered. You pay exactly what you would pay walking into the developer's office directly.
